Residential building Am Heiligenstock

The residential building Am Heiligenstock is located in a villa-style residential area featuring relatively homogeneous development.
The task set by the building owner was to erect a residential building with the specification that the property was to be exploited to its full extent, in order to achieve as much rentable area as possible.
The building extends across three floors, whereby all the bedrooms of all the apartments are accommodated on the middle floor. The living areas are either located on the ground floor or on the top floor, and they all have a protruding open area.
The four apartments are nested inside the building shell as L-shaped rooms so that, in spite of the density of the development, they permit a maximum of privacy through the layout and orientation.
The building, which is realised in a clear language of form, reacts to the existing developments and the construction elements typically found in this residential area, but interprets them in contemporary form.
The simple elementary form of the saddleback roofed house with plaster facade and suspended folding shutters is completely white. And yet, the white colour of the building and all its elements is not an end in itself. For example, conventional roof surfaces heat up to temperatures up to 30 degrees Celsius higher than the air temperature due to solar radiation. On a sunny day, therefore, temperatures of over 60 degrees Celsius may be reached. This heat penetrates through the roof into the building. A white roof covering, however, which reflects sunlight particularly efficiently, counteracts this overheating of the attic storey, whereby a pleasant room climate can be achieved without technical air-conditioning being required. Due to the dirt-repellent glaze on the roof tiles, this effect is sustained long-term.
The expanded metal folding shutters, which are also white, can be varied continuously using a crank drive inside the building to achieve the required position, and, due to their perfect solar protection, facilitate a further reduction of the energy entering the building. In addition, as moveable objects, they charmingly enliven the facade against the static building structure.
The selected expanded metal material of the folding shutters protects against prying eyes when closed, but, because of its geometry, still permits light to flood into the building through reflections. The “filtered” light creates an intimate and cosy interior mood, and the view out of and into the windows can be controlled through the continuously-variable adjustability of the shutters.
