CONSTRUCTION AREA 5
BUILDING STRUCTURE
The proposed building fulfills its function as an edge of the square and the northwest boundary of the neighborhood square. On the garden side (northwest side), the clear cubic structure transforms into a differentiated and stepped building. The stepped design and the larger ground floor of the daycare center create a spatial separation between the daycare center's outdoor area and the apartments, contributing to optimizing the compatibility between the different areas (daycare and residential use).
FAÇADE DESIGN
With its distinct façade design, using clinker bricks on the ground floor and the daycare area of the 1st floor, and a plastered façade on the residential floors/areas, the different functional zones are visually distinguishable from the outside.
The balustrades of the loggias are closed on the longitudinal sides (facing the neighborhood square and daycare center outdoor area) for privacy reasons and designed as rod railings on the transverse sides. The balustrades for the French windows are also made as rod railings.
ENTRANCES
The entrance to the daycare center (KiTa) is located on the southeast side facing the neighborhood square. The recessed ground floor emphasizes the entrance and creates an overhang. Above the portal, the function of the daycare center is highlighted by a lettering. Inside, a uniform color concept further accentuates the entrance.
Immediately at the entrance of the daycare center, there is the office of the daycare center's management for supervision, along with an adjacent storage room for strollers.
The delivery access for the daycare center is through another entrance on the northern neighborhood path.
The entrance to the stairwell for the apartments is also located on the northern neighborhood path and, similar to the daycare center entrance, receives a canopy due to the recessed ground floor.
ACCESSIBILITY
To achieve optimal lighting for the residential areas and avoid wasting valuable façade space, an internal stairwell was chosen to access the apartments. The stairwell provides access to two apartments on the 1st floor, five apartments on the 2nd and 3rd floors, and four apartments on the 4th and 5th floors. In addition, a short necessary corridor is required on the 2nd and 3rd floors, separated from the stairwell by a smoke-tight door.
An internal staircase within the daycare center connects the ground floor to the 1st floor, and an elevator enables barrier-free access to both floors of the daycare center.
OUTDOOR AREA
The outdoor play area for the children is located in the enclosed garden (550.36 m²) and on the rooftop terrace (245.71 m²) on the 1st floor. The two areas are connected by an external staircase and a tube slide, covering a total area of 796.07 m².
The clear delineation of the outdoor play area ensures excellent visibility and constant visual and auditory contact.
GREEN FACADE | LANDSCAPING
The southern facade will be greened using a rope system as a climbing aid for plants. This ground-bound greening system is more cost-effective and requires less maintenance compared to substrate-filled cassette systems for façade greening, and it does not require irrigation systems.
The following climbing plants have proven to be suitable for façade planting and are considered safe for use at the location of the daycare center:
- American Trumpet Vine (Campsis radicans)
- Evergreen Honeysuckle (Lonicera henryi)
- Thornless Blackberry (Oregon Thornless)
- Winter Jasmine (Jasmin nudiflorum)
Additionally, espalier fruit trees are proposed for greening the southern ground floor wall. A vegetable garden in raised beds is located on the rooftop terrace. These vegetation areas can be integrated into the pedagogical concept of the daycare center.
Most of the flat roofs will be greened. Sufficient space on the roof is available for optional PV (photovoltaic) systems to provide power to the heat pumps.
CONSTRUCTION AREA 4
FAÇADE DESIGN
For the entire construction area 4, a "Schottenbauweise" with a bay width of 4.93 m (measured from axis to axis) is proposed, creating the character of individual townhouses.
A façade design using different clinker bricks and windows creates a varied overall appearance, breaking the typical monotony of row houses and fostering a clear identification of residents with their homes.
Additionally, the "small-scale" building structure establishes an appropriate connection to the immediately adjacent neighborhood in the northwest.
CONSTRUCTION AREA 4 / BUILDING PART 4.2
Four three-story townhouses are planned using a split-level system. The split-level configuration allows for spacious room layouts without losing space due to, for example, voids. Moreover, it enables the creation of rooftop terraces directly connected to the stairs.
From a legal perspective, the three-story split-level building is considered a building with three full floors and is therefore compliant with the development plan: "When calculating the number of full floors, such a building is divided into parts with uniform levels, and the number of floors is determined separately for each part. The number of full floors is calculated for each of these parts, with the part with the higher number of full floors being decisive in the end."
The 5-room apartments are suitable for 4-6 people and each have a terrace with adjacent tenant gardens. Additionally, rooftop terraces are offered on the southeast side.
CONSTRUCTION AREA 4 / BUILDING PART 4.1
Following the design for building part 4.2, the "Schottenbauweise" is continued for building part 4.1. Only in the area of the bend, a special apartment with the same spatial arrangement is created. The apartments extend over two floors each (ground floor and 1st floor / 2nd floor and 3rd floor), and their access is either on the ground floor or the 3rd floor.
The 4-room apartments are suitable for 4 people and each have a terrace with adjacent tenant gardens on the ground floor or a balcony on the 3rd floor.
ENTRANCES
All apartment and house entrances are located on the residential path between the building and the daycare center's outdoor area. The ground-floor apartments have ancillary rooms creating a "buffer" between the daycare center's outdoor area and the living spaces. The window openings in the entrance area are designed to limit visibility into the apartments, ensuring privacy.
GREEN FACADE | LANDSCAPING
The gable sides (northeast and southwest) are also greened using a rope system as a climbing aid for plants. The following climbing plants have proven suitable for façade planting and are considered safe for use at the location:

Partial greening will be applied to the flat roofs. Adequate space is available on the rooftop for optional PV systems to provide power to the heat pumps.
