New Residential Building with Commercial Unit

The municipality of Kressbronn am Bodensee intends to construct a new residential building with a commercial unit in the Bachtobel area. The building will house an active and year-round commercial unit with public use on the ground floor, as well as apartments on the upper floors.

The placement of the building follows the development plan and urban design. The four-story new construction will enclose the Bachtobel Square on the northeast side, defining a clear edge for the square.

The ground floor gastronomy area opens up to the square and partially to the adjacent street through generous glazing. The open and inviting facade, combined with outdoor seating, enlivens the square and provides clear orientation.

In the outdoor area, a spacious green space with fruit trees is proposed. The area is slightly inclined (2%), creating screening and zoning towards Friedrichshafener Straße without forming a barrier. Due to the proximity to the children and family center, various fruit trees are suggested as part of an "edible city."

CONSTRUCTION

Due to the requirements for energy-efficient construction and the overall goal of using a high proportion of renewable resources, Christ.Christ. proposes to construct the buildings primarily using wood:

  • The exterior shell will be built in timber frame construction.
  • The facade will be clad with vertically oriented wooden slats.
  • Load-bearing internal walls and ceilings will be made of cross-laminated timber elements.
  • A robust industrial parquet flooring is proposed.
  • Wood/aluminum window constructions are planned.
  • Wooden doors.

For sound insulation purposes, the walls of the staircases and apartment partitions will be double-layered with gypsum fiberboard cladding. The basement and ground floor will be constructed using solid construction methods.

All load-bearing wall and ceiling elements of the upper floors are planned to be industrially prefabricated.

The overall structural system, especially in the ground floor, is separate from the finishes, allowing for adaptable floor plans. With a clear room height of 3 meters and a 50 cm installation space in the suspended ceiling on the ground floor, there is flexibility to accommodate changing requirements.

MATERIALS | FACADE

The use of wood construction in the building should also be reflected in the design of the facade. Therefore, a vertically oriented wooden facade made of pre-aged wooden slats (e.g., silver fir or spruce) is proposed. In the area of the protected ceilings of the loggias, the wood will not be weathered in advance and will retain its original color.

The base of the building will be made of colored gray exposed concrete (precast concrete) for moisture resistance. Horizontal steel sheet bands will divide the facade and serve as a fire barrier.

The differentiated wooden facade establishes a connection to the planned facade of the Children and Family Center and harmoniously blends into the surroundings with its calm design.

Since the building only has "front sides," special attention was given to the integrated planning of windows for special and ancillary rooms. For example, every other wooden slat of the facade is extended over the windows of the kitchen on the northeast side of the ground floor. This creates a serene and homogeneous facade while reducing visibility into the kitchen area. At the same time, the room is naturally illuminated, and the view to the outside is ensured.

The parapets of the loggias will be opaque. In the area of the barrier-free wheelchair-accessible apartments, the parapets are generally reduced to 60 cm to allow for a view of the surroundings. For design reasons, this will be consistently implemented on the respective floors (2nd and 3rd floors).

Fall-arm awnings in the area of the loggias, articulated-arm awnings in the gastronomy unit, and vertical blinds as sun protection on the windows create an appealing play of movement in the structure's statics. The awnings in the living areas allow users to control the desired level of privacy or views. The use of passive solar energy while avoiding summer overheating is achieved. All awnings will have a consistent light fabric color.

MATERIALS | INTERIOR SPACES

Natural materials will also be predominantly used in the interior. A robust industrial lamella parquet floor is proposed for the living spaces, porcelain stoneware tiles in the bathrooms, cross-laminated timber ceilings with a visible wooden underside, wood windows (wood/aluminum), and wooden doors. Lightweight partitions and installation layers in front of encapsulated timber frame exterior walls will be constructed using drywall. The prevailing colors will be white and the natural color of the wood.
